Mortgage rates in Spain just started to drop with the Euribor in April 2024. This is the timetable for the analysts who hope that from now on the index that is used to calculate the monthly amount of the mortgages will begin to stabilize and moderate. This moment is going to confirm the Euribor rate for the month of June at 4.15%, a level not seen in 15 years, according to the newspaper La Vanguardia.
This means that the revisions that are due to end to March will be bad for the alça, which is likely to be estabilitzi l'índex. The reason is that the quota exchange is made in comparison with the Euribor of 12 months in between. And in 2022 I was a molt per sota of the current level. Just one year until July 2022, for example, it was 0.9% and last month it will be above 4%. However, it will not be the end of next April when a further moderation of the Euribor is expected. The Euribor bid ends at 4.15% in July, situates the theoretical increase in mortgage rates at around 250 euros for a loan rate of 150,000 euros at 30 years with a differential of Euribor month 0.5%. In reality, the increases are usually lower because many of the mortgages are already quite advanced in their repayment period, which reduces the impact of the Euribor rise.
