Rental housing prices continue to rise in the municipalities of Sant Feliu de Guíxols and Santa Cristina d'Aro. During January, the average rental price reached €7 per square metre, representing a 30% increase compared with the same month last year, according to our data based on signed rental agreements managed by Finques Santa Cristina, S.L., and information from leading real estate portals. This is the highest price per square metre recorded in our database. In just one month, from December to January, rental prices increased by 5.8%. According to data from real estate portals and a report published in Diari de Girona, rental prices increased in 31 Spanish provinces compared with the previous month, with the province of Girona recording the highest increase. The largest rises were registered in Pontevedra (3.2%), Jaén (3.1%), Huelva (2.8%), Álava (2.5%), and Tarragona and Granada (2.4%). The main reason rental prices have reached record highs is the severe shortage of available housing, making access to affordable accommodation increasingly difficult for families and young people. Meanwhile, the residential sales market in Sant Feliu de Guíxols and Santa Cristina d'Aro has remained relatively stable, with prices similar to those recorded during the last quarter of the previous year. The average price per square metre for apartments is €2,100, while detached and single-family homes average €2,500 per square metre. The housing sales market is expected to remain under pressure due to the shortage of development-ready land and the significant increase in construction costs.
