Renting a home every day more expensive and difficult
According to data published by the Catalan Land Institute (Incasòl), based on rental deposits lodged with this public agency of the Government of Catalonia, the average monthly rent in the Girona region reached €595.50 during 2022, representing an increase of 8.1% compared with 2021, when the average monthly rent stood at €550.71.
Within the province of Girona, Gironès recorded the highest average rental price at €671.59 per month, followed by Baix Empordà (€634.20), Cerdanya (€618.03), Pla de l'Estany (€598.04), Selva (€555.55), Alt Empordà (€546.15), Garrotxa (€498.86) and Ripollès (€454.06).
A total of 14,734 residential rental contracts were signed across the Girona region during 2022. Gironès accounted for the largest number of contracts, with 4,415. Across Catalonia, 152,770 rental contracts were signed, including 116,158 in the province of Barcelona, 14,976 in Tarragona and 6,902 in Lleida.
According to the property portal Idealista, the average rental price in the province of Girona reached €13.40 per square metre in February. Its data indicate that renting a home was 27.5% more expensive than a year earlier and only 1% below the highest level ever recorded in the province. The historical peak was reached in January, with an average price of €13.50 per square metre.
This trend is also evident in Costa Brava municipalities such as Sant Feliu de Guíxols, Santa Cristina d'Aro and surrounding towns. In addition to the increase in average monthly rents to around €650, it is becoming increasingly difficult to find properties available as primary residences. The shortage of rental housing makes it virtually impossible to meet the housing needs of local residents and people relocating to the area for work or other reasons.
